History

Indians, generally of the Lummi people, were the original settlers. The island was discovered in 18th century by Spanish and British explorers, but the colonization by whites did not start until the mid 19th century. A few British sheepherders and trappers and a number of Americans who returned disappointed after looking for gold in the Caribou Country of Canada were the first to settle in the area. Conflicts between Americans and British reached critical stage in the alleged 1859 Pig War. Lyman Cutlar, a San Juan settler of American descent, shot and killed a hog owned by a British that kept on invading his potato patch. The language outlining the border between the United States and Canada being uncertain, and with both countries declaring control, U.S. soldiers were dispatched to deal with British authorities when they tried to detain Cutlar. British warships then emerged off the coast of San Juan and a gunfire war seemed forthcoming. Luckily, cool heads triumphed and the two parties agreed to a mutual occupation of San Juan until they come to an agreement regarding the boundary. Ultimately, the issue was presented for mediation by the Kaiser of Germany in 1872 who determined that the U.S. had more right to the island. This concluded the final territorial quarrel ever between Great Britain and the United States. Waters that border San Juan continue to be open for navigation by boaters from both nations.

Area and Climate

A Pacific Northwest gem, San Juan Island, WA is situated in Puget Sound. The island and Friday Harbor, its main town, are close to Vancouver, B.C. and Seattle, WA, yet is separated from the bustling mainland by Puget Sound’s thrilling inland waterways.

On average, San Juan Island enjoys 247 sunny days and approximately half of Seattle’s rainfall as a result of the Olympic Mountains’ rain shadow effect.

Real Estate and Cost of Living

Although inland parcels and ridge lines have obtained fame in recent years, beach properties have been and remain to be the gem of San Juan County’s real estate market.

San Juan Island’s real estate history is strongly connected to land-use bylaws intended to conserve the land. Land-use bylaws propelled property cost due to development standards and permits. The county’s 1979 segment of the Comprehensive Plan indicated the change. Values of properties increased from 1980 to 1981, then stabilized, then increased again between 1989 and 1991, and then stabilized again. During the ‘80s, the county’s land value skyrocketed, more than double from 1984 to 1994.  In 1983, the property’s value was $897 million for the 1984 taxes and was $2.08 billion in 1994. The total assessed property value of the county as of 2012 is about $8 billion.

In San Juan County, the cost of living index as of March 2012 is 93.6, which is below average, as U.S. median is 100.
